2026 Georgia Legislative Session

The 2026 Georgia legislative session is shaping up to be one of the most consequential in recent years, as lawmakers return to the Gold Dome amid rising concerns about affordability, public safety, education and healthcare.

Bills To Watch:

HB 555: “Georgians First Residential Property Protection Act” 

Purpose: House Bill 555 is a legislative proposal aimed at limiting large real-estate investors’ ownership of residential properties in Georgia. The bill seeks to reduce institutional control of housing markets — a factor advocates say contributes to reduced affordability and fewer opportunities for individual homebuyers.

HB 679: “End Rental Price-Fixing Act” 

Purpose: HB 679 was one of several housing-related proposals introduced in the 2025 session as lawmakers grapple with issues around housing affordability, investor influence in rental markets, and the rising role of technology (including AI) in setting rents. Other related bills sought to regulate large corporate landlords, create landlord contact registries, or limit property ownership by investors.

HB 864: “End Corporate Ownership of Georgia Homes Act”

Purpose: HB 864 is a housing market transparency and ownership-limit bill aimed at addressing the growing role of large corporations in Georgia’s residential property market.

SB 274: “Same-Day Voter Registration and Voting

Purpose: SB 274 is a proposed elections reform bill that would authorize same-day voter registration and voting in Georgia, meaning eligible voters could register and cast their ballot on the same day during early voting and on Election Day. The bill also includes related procedures and notice requirements to implement this change in state election law.

SB 377: “Curbside Voting for Voters With Disabilities and Age-Related Challenges”

Purpose: The bill proposes amendments to Georgia’s election code (Title 21 of the Official Code of Georgia Annotated) to authorize curbside voting for certain electors who face mobility or accessibility barriers. Specifically:

  • It would allow eligible voters who cannot enter a polling place or who cannot reasonably wait in line because of disability or advanced age to cast their ballots from a vehicle at the polling site.

  • The legislation outlines procedures for how these ballots should be completed, collected, and tabulated to ensure both access and the integrity of votes.

  • The bill also authorizes a pilot program to test curbside voting procedures in select areas before broader implementation. 

SB 792: “Georgia Health Insurance Affordability and Consumer Protection Act”

Purpose: SB 192 is a proposal to establish a state health insurance affordability program in Georgia, responding to the impending expiration of certain federal tax credits under the Affordable Care Act (ACA). The intent is to help ensure that health insurance remains accessible and affordable for Georgians even as federal subsidies change.
